Christine S. Bolger is a partner at Firsel Ross Gussis & Alexander, practicing in all aspects of commercial real estate law. She represents local and national clients in acquiring, selling, leasing, developing, and financing all types of commercial real property throughout the United States.  This includes acquisitions and dispositions of multi-family projects, office buildings, retail shopping centers, vacant land, multiple parcel assemblages, industrial buildings, hotels, and manufactured home communities.  Christine handles all phases of a real estate transaction, from initial contract through closing.  She has extensive experience closing real estate transactions for owners, investors, and developers.  In recent years,  Christine has closed numerous multi-family acquisitions and refinances involving Freddie Mac, Fannie Mae, HUD, and CMBS financing. Additionally, Christine’s practice includes representing multifamily developers throughout all development stages, from initial land acquisition through construction and ultimate sale.  

For her clients, Christine reviews, prepares, and negotiates a wide range of commercial real estate documents, including real estate purchase and sale contracts, retail and office leases, loan documents, declarations of easements, covenants, conditions and restrictions, utility easements, development and cost-sharing agreements, construction contracts, easement abrogation agreements, and subordination and non-disturbance agreements. Christine also has extensive experience with resolving title and survey issues.

Christine takes a lead role in the firm’s defeasance transactions, having closed numerous sales involving the defeasance of securitized loans. Christine also plays a key role in the firm’s legal opinion practice. As borrower’s counsel, she routinely prepares and provides legal opinions on financing transactions. In addition, Christine has represented national banks in sales of REO properties and post-foreclosure asset management.  

In addition to her real estate transactional practice, Christine also advises clients on general corporate law. She regularly assists clients in matters related to the structuring and formation of corporations and limited liability companies.  

Christine brings more than 25 years of real estate transaction experience to the table, having closed thousands of real estate transactions during her legal career.  Her extensive legal experience enables Christine to take a proactive yet efficient approach to real estate transactions, which results in cost-effective legal representation.

Christine teaches evening courses as an Adjunct Instructor for the Roosevelt University Paralegal Studies Program.

Community Involvement

Christine is a member of the Zoning Board of Appeals for the Village of North Barrington, Illinois.
